Sullivan & Sullivan brings 14 Class A office condos to auction

Stoneham, MA According to Sullivan & Sullivan Auctioneers, the auction firm will bring a rare, bulk purchase opportunity to investors via an absolute auction of 14 Class A office condominiums off I-93 near Spot Pond.

 The combined offering totals 21,083 s/f with 14 individual units ranging in size from roughly 4,063 s/f to 485 s/f within two interconnected buildings. The space is approved for medical, professional office, and general office, among other uses. 

“This is an exciting opportunity, indeed,” said firm president, Marianne Sullivan. “Recent changes to the property’s by-laws allow not only medical use, but professional office and general office uses as well, making this a very attractive potential acquisition for a broad range of investors. With its prime location, diversity of unit sizes, strong rental history, and considerable building improvements, we expect there to be a great deal of interest in this property and a strong turnout from bidders.”

The absolute auction format means there is no minimum bid requirement and the units will be sold to the highest bidder on the day of the auction, regardless of price. 

 “The current owner is a developer who acquired these units as part of a larger land development transaction. He is not in the commercial condominium business and wishes to divest from these properties as quickly and efficiently as possible through an absolute auction format,” Sullivan said. 

The bundle of 14 units on the auction block are part of an interconnected, two-building, 44-unit, multi-tenanted complex located at 3 Woodland Rd. at Langwood Commons at Spot Pond. The buildings have undergone significant capital improvements, feature commodious common areas, views of Spot Pond and ample parking. There is an adjacent residential development currently under construction.
