November 03, 2011 - Northern New England

Units 7 and 8, at 19 Old Rollinsford Road - Dover, N.H.

KWCommercial brokered the sale of two medical condominiums, Units 7 & 8, at 19 Old Rollinsford Rd. to Wentworth-Douglass Hospital. The units will be used for medical office space. Wes Tator of KWCommercial negotiated the transaction.
The two transactions while separate occurred concurrently to allow the hospital to acquire building 2 of Doctors' Park. Unit 7 is a 4,200 s/f unit and sold for $336,000 ($80 per s/f). Goodwin Community Health (GCH) previously owned it. The property had been marketed for 18 months at time of sale. However, GCH occupied the property until May of 2011.
Unit 8 is a 4,250 s/f unit and sold for $403,750 ($95 per s/f) previously owned by Seacoast Orthopedics and Sports Medicine. It had been marketed for lease for 18 months and was also occupied by GCH until May.
All parties are pleased that this transaction further develops the availability and quality of medical care available in greater Dover area. Both GCH and SOSMed have owned their respective units since they were constructed in the early 1970s. Janet Laatsch, executive director of GCH and Paul Kayne, practice administrator of SOSMed, agree that this has been an excellent property and are pleased that it will continue as medical offices.
