Walpole, MA Dan Waldman, principal of Waldman & Associates completed three property sales totaling $22.195 million and multiple leases in town. A fourth property is currently under agreement. The sales include:
• 1600 Providence Highway sold for $7.1 million. Charlie Zarbo was the seller, Bill Balz was the buyer.
• Stor-Gard self-storage building sold to CubeSmart for $14.3 million.
• 465 Main St. sold for $795,000. Dr. Bachar Saba bought it from Betro Trust and housed Betro Pharmacy, a local landmark for 70 years. Stefan T. Frey, principal of Commonwealth Commercial Advisors represented the owner.
Waldman recently finalized a long-term lease at 20 Pond Park Rd. in Hingham for ARC, an agency that provides services, advocacy, and information pertaining to the needs and interests of individuals with disabilities. David Ellis of Ellis Realty Advisors represented ARC.
Additionally, at Walpole Mall, a 400,000 s/f destination plaza on Rte. 1, Waldman brought it to 100% occupancy for the first time in 30 years. He secured a lease for an 11,000 s/f gymnastics academy despite unusual high ceiling requirement. He brought in an architect who showed the gym owner could economically obtain required additional height by digging down. Also at Walpole Mall, for a liquor store owner, Waldman helped secure a scarce liquor license for a client who ultimately leased 17,500 s/f for a new store. In all, Waldman added 9 new tenants to the mall. Among other recent long-term leases at the property One Dollar Zone leased 6,500 s/f, and Cricket leased 800 s/f.
At A-1 Marketplace, located at 651-703 Main St./Rte. 1A – historically tough to bring to full occupancy - Waldman added Dollar Tree, Middlesex Savings Bank, Finnegan’s Wake Restaurant & Pub, and smaller tenants: Integrity Tax Service, Small Steps, and All State Insurance. Waldman represented owner Jim Glaropoulos who has now referred him to represent properties owned by his brothers Chris and Bill, also in town.
