The town of Westborough releases Request for Proposals for the former Regal Cinema property

Westborough, MA The Town of Westborough has released a Request for Proposals (RFP) for the sale of the former Regal Cinema Property, located at 231 Turnpike Rd. (Rte. 9), in the Highway Business zoning district.

The property consists of a 29.336 acre parcel of land, improved by a 49,000 s/f building consisting of 12 individual theaters built in 1997.

The town acquired the property by foreclosure in Tax Lien Case dated January 5, 2022 and recorded with the Registry in Book 66983, Page 53.

The Westborough Select Board was authorized to sell the property pursuant to the vote taken under Article 20 of the March 19, 2022 Annual Town Meeting. The town’s Master Plan notes that the property “is located along the Route 9 retail corridor and offers a prime opportunity for commercial development.”

The building on the property has been vacant since Regal Cinema closed in 2017, and proposers are advised that the building may not be suitable for use without extensive renovations.

This project is being electronically bid and parties interested in obtaining additional detail about the property and the RFP requirements, including bidding instructions, must register (for free) online at www.BidNetDirect.com to obtain a copy of the RFP.

The town will host a site visit and building walk-thru at the property on June 16, 2022 at 1pm for all registered bidders. The submission deadline for proposal responses is Monday, July 25, 2022 at 11:00 a.m.
