Affordable Housing: Challenges and Strategies: The panel will discuss the nature of affordable housing including how the term has changed over the past few decades, the affordability levels of residents in affordable housing and the sitingof affordable units. The political climate around affordable housing on the national and state levels will be discussed including the Federal Low Income Housing Tax Credit program and Massachusetts Chapter 40B. Panelists will share insights on housing subsidies and their impact on project feasibility and the impact of flexible zoning on the feasibility of 40B projects.

• What is affordable housing and why do we need it?

• Who builds affordable housing and how does it make economic sense?

• How are sites for affordable housing selected?

• How are income levels of residents determined and how are they related to rents and sale prices of affordable units?

• How is demand for affordable units determined?

Innovative Regional Development in the Downtown Boston/ Seaport Area: The presentation’s focus is on the technical and analytical decision-making processes of developers for determining the feasibility and financial valuation for whether an “alternative” or “innovative” development concept is viable and then how the development components are defined relative to “conventional” development concepts and approaches.

• John Hynes, III, CEO / managing partner, Boston Global Investors, LLC. Hynes’ presentation will focus on its innovative developments that are located in the Downtown Boston /Seaport area.

The presentation will focus on innovative developments that are located regionally, outside the Downtown Boston and the Suburban Metropolitan area.

Estates, Bankruptcy and Divorce: What Appraisers Need to Know: Through presentation, discussion and Q&A, our panel of experts will address practical considerations facing appraisers who perform, or wish to perform, appraisal for a variety of reasons including estates, bankruptcy and divorce. This session will delve into the common challenges that arise by providing appraisers guidance to develop and sustain competency when performing a diverse assortment of assignments.
