Framingham, MA Marlene Aron, principal of Metrowest Commercial RE has completed the sale of three retail properties.

The two Rte. 9 establishments that have been sold were Uncle Cheung’s Restaurant, a fixture for 40 years, at 266 Worcester Rd.

The new owners of Uncle Cheung’s operate AOI Japanese Restaurant, which will remain at 855 Worcester Rd. They plan to open an Asian-style dumpling restaurant.

The second restaurant sale at the “Welcome India” building at 766 Worcester Rd. has been sold to an investor. Aron has signed a new lease with Pho Noodle House, a Vietnamese cuisine venue that will specialize in hearty soups, spring rolls and other Vietnamese dishes. Opening is targeted for December 1, 2023.

The third sale consisted of two parcels and three buildings located at 138, 144 and 146 Waverly St., Rte. 135.

The site consisted of an office or house building with a studio apt., La Pupulsa Loca Grill Restaurant, a combination of Salvadoran and Mexican cuisine and an auto repair building with an auto sales lot. The selling price for the package was $1 million. The buyers own a used car lot nearby and will expand their business with this purchase. Aron represented the seller, Applebaum Realty Corp. and was the sole broker for the transaction.
