Atlantic Restoration completes phase 2 of Seaport Landing Condos façade renovation

Boston, MA The Condominium Association at Seaport Landing Condominiums professionally managed by Greater Boston Properties engaged professional engineering and design firm Noblin & Associates to form an action plan to resolve decades of building envelope deficiencies. The action plan addressed problems ranging from leaks to heat loss throughout the three building complex. At the early stages of the construction process, Atlantic Restoration was contracted to act as general contractor and installer to make the necessary repairs. Atlantic worked  with Noblin and GBP through a mock up phase, which consisted of extensive leak investigations, to ensure the proposed work scope would properly repair the building’s deficiencies while mitigating reported leaks. Phase I of this work started in 2014 and completed in 2015. Phase II started in 2015 and was completed early this year.

The scope included removing all existing EIFS systems, repairing structural deficiencies, and installing a new hard coat system. The hard coat system consisted of new sheathing with a vapor permeable waterproofing system that integrated into new flashings at all openings with a decorative cementitious finish. In addition, the Balconies were stripped and recoated with a pedestrian grade waterproofing system. All windows and doors at the work areas were removed, flashed, and either reinstalled or replaced using Pella Professional series high impact systems. The masonry work involved cutting and repointing mortar joints and installation of a new breathable sealer. All caulking at the work areas were removed and replaced using a high performance building sealant. A new TPO roofing system was installed at one of the buildings. Atlantic Restoration and Noblin & Assoc. worked to ensure this projected was completed on time and on budget while maintaining OSHA compliance.
