Tocci Building completes 5,500 s/f Rock Chapel Marine headquarters

Chelsea, MA Tocci Building Companies has completed construction of the new 5,500 s/f Rock Chapel Marine headquarters, located at 99 Marginal St., on behalf of owner Eastern Salt Company. The former 13 million gallon oil tank farm site has been transformed into a two-story, office facility for Rock Chapel Marine.

Tocci utilized its Highly Collaborative Project Delivery (HCPD) to provide preconstruction, design, and construction management services. Working with architect Landing Studio and engineering consultant DiPrete Engineering, Tocci was able to lead the project team to deliver the highly-efficient, architecturally-attractive, and ‘right-sized’ solution for Rock Chapel Marine. The site of the headquarters, located adjacent to Chelsea Creek and dense residential development, contributed an element of complexity, as special abatement measures were taken, along with the stabilization of the foundation due to its waterfront setting.

Rock Chapel Marine’s new headquarters features large windows overlooking the water, as well as sleek exterior cedar siding designed to enhance the property’s streetscape appeal. The interior space boasts an open floor plan that takes its design from cedar paneled ceilings. The headquarters oversees Rock Chapel Marine’s salt storage and distribution facility, as well as an urban park designed and built by the client for the community’s use and benefit. All project components work together to offer an enhanced view of the water for the site’s residential neighbors.

Preconstruction efforts yielded the outstanding final results, as design expectations and construction solutions were worked out in advance to deliver the optimum project. We are proud to have worked alongside an excellent client and architect as we brought these ambitious plans to life with this first class office space.”
