Butler and St. John of CBRE/NE handle sale of Fuse Cambridge

Cambridge, MA CBRE/New England’s Capital Markets team completed the sale of Fuse Cambridge, a 244-unit class A apartment community located on Cambridgepark Dr. The sale price was not disclosed. CBRE/NE multifamily experts Simon Butler and Biria St. John exclusively represented the seller, Hines, and procured the buyer, an entity owned by Wafra Residential Value Invest I, a Wafra Investment Advisory Group, Inc. real estate platform for German institutional investors.

“We are pleased to have facilitated the sale of Fuse Cambridge on behalf of our client who had developed this community and successfully executed on their unique vision for this asset,” said Butler. “The sale marked the successful conclusion to an investment that yielded strong results for the seller, while at the same time providing the buyer with an institutional asset in one of the most dynamic markets in the country.” 

Fuse Cambridge was completed in 2016 and consists of one 6-story building with five levels of apartments over a single level of parking. The community is LEED Silver certified.

The amenity package includes an expansive sun deck with a heated pool, an outdoor kitchen area featuring gas barbecue grills and an outdoor TV, a fitness center with cardio and strength training areas, a yoga/training room, a network lounge with a separate large conference room, and a focus on health and wellness with an indoor living green wall. The unit mix is comprised of 40 studios, 100 one-bedroom apartments, 15 one-bedroom plus den apartments, 80 two-bedroom apartments and nine three-bedroom apartments, with an overall average unit size of approximately 827 SF. 

The community offers superior access to numerous employment centers throughout Cambridge and Boston and is within walking distance of the MBTA Alewife Red Line Station. Additionally, the community has easy access to Rte. 2 as well as I-90, 93 and 95.
