Calare Properties completes redevelopment of 325 Foxborough Blvd. for NECI

Foxborough, MA Calare Properties (Calare) has completed upgrades to 325 Foxborough Blvd. nearly a year after acquiring the 80,000 s/f office building. The fully upgraded property will serve as the corporate headquarters facility for NECI, a solutions and services provider for industrial automation, data, and digital transformation.

Calare purchased the vacant two-story office building in November 2022. Soon after, Calare secured a long-term lease with NECI with plans to implement extensive value-add improvements that support the tenant’s future at the site.

“We are pleased to provide NECI with a premier space that will support its long-term objectives for growth through a world-class facility for collaboration and innovation,” said Todd Barclay, SVP at Calare. “We believe the enhancements at 325 Foxborough have helped reposition a well-maintained office property into a truly modern work destination designed to bring long-term value to the tenants, the local community, and our investors.”

Located on 9.4 acres within the Foxborough Business Center Park, 325 Foxborough Blvd. features a two-story foyer, expansive floor plates, high ceilings, and open concept common areas. The property provides parking, complete with EV charging stations. Amenities at the property include a fitness center with locker rooms and wellness room, a game space, full-service cafeteria, and a landscaped outdoor space for employee use.

The Calare asset management team led by Erin Gannon and Lauren Manley managed all aspects of the gut redevelopment from planning, demolition, construction, and tenant logistics. As part of its commitment to the site, NECI implemented comprehensive interior design updates to provide its 400 employees with a modern and welcoming class A workplace.

Recently recognized on the Inc. 5000 list of the fastest growing private companies in America, NECI serves the life sciences, power, food & beverage, and chemical sectors by providing automation and digital transformation solutions. The team collaborates across people, processes, devices, and technologies to deliver physical and digital solutions that secure assets, improve efficiency, and optimize resources.

325 Foxborough Blvd. is located within Southeastern Mass., sitting a half mile from I-95 and two miles from the I-495 interchange to provide access throughout the region. The site also offers a variety of options for shopping, dining, and entertainment in the area.
