Cawley of United Multi Family brokers $7 million sale

Waltham, MA United Multi Family (UMF) brokered the sale of a 33-unit apartment building at 45-49 Pond St. for $7 million ($212,121 per unit). The sale was handled by Rich Cawley of UMF. 

The brick residences were built in 1969 and comprised of 1 two-bedroom, 17 one-bedrooms and 11 studios. All the units were renovated except one. There is off street parking and on-site laundry. 

The CAP rate at the time of sale was 5.51% with the property having a gross annual income of $549,900.
