CBRE arranges sale of The Residences
at Boston Landing to N6 Properties

Boston, MA Representatives of CBRE, led by Simon Butler, Biria St. John, John McLaughlin, and Brian Bowler, completed the sale of The Residences at Boston Landing, an approved 111-unit urban infill development. CBRE exclusively represented the seller, Anchor Line Partners, an investment firm that specializes in value-add opportunities and developments in greater Boston, and procured the buyer, N6 Properties, an independent company that specializes in urban development projects.

With a site size of 23,361 s/f, The Residences at Boston Landing had been approved by the BPDA and ZBA for 111 residential units in a single six-story building including an underground level of garage parking holding 56 spaces. The plans include an expansive amenity package offering an artist workspace, bike rooms, a fitness center, rooftop amenities, and numerous outdoor terraces overlooking Penniman Park. The Residences at Boston Landing’s convenient location provides walkable access to over 50 retail and dining options throughout the Allston Brighton neighborhood.

St. John said, “We are pleased to have represented Anchor Line Partners in the sale of The Residences at Boston Landing and sourced N6 Properties who worked diligently and expeditiously throughout the process. The buyer intends to make some minor modifications to the plans that will improve the building efficiency and costs to construct.”

“We are pleased with the outcome of this transaction,” said Brian Chaisson, co-founder and managing partner of Anchor Line Partners. “Anchor Line Partners was thrilled to bring this transformative project through the city of Boston’s Planning Department process and are confident that N6 Properties will carry the project forward with thoughtful refinements that will enhance efficiency and support successful execution.”

“Boston Landing has become a true landmark in today’s Boston – who doesn’t recognize the New Balance headquarters rising above the Pike?” said Diarmaid McGregor of N6 Properties. “The Residences at Boston Landing will sit at the heart of this vibrant neighborhood, offering homes defined by sophisticated design, modern efficiency, and a deep commitment to sustainability. CBRE and Anchor Line Partners were invaluable throughout the entire sale process, and we’re excited to break ground on this transformative project in the spring of 2026.”
