CBRE represents VMD Companies in 180,000 s/f in leases at The Campus at Canopy Dr.

Middleborough, MA CBRE, exclusive leasing agent for The Campus at Canopy Drive, and VMD Companies, developers of the master planned industrial park, have completed the signing of two deals totaling 180,000 s/f of high-tech manufacturing, distribution, and warehousing space at the 700,000 s/f campus.

The CBRE team of Rob Byrne, Danielle Frisch, Steve Clancy, Kendall Lynch and Brendan McKenzie is leading the leasing campaign on behalf of VMD Companies.

“We are very excited to bring this truly amazing new industrial space to the market,” said Byrne. “The Campus at Canopy Drive is ideally located to support manufacturing and distribution operations of both national and regional companies. The area surrounding the site offers a moderate cost of living, which is attractive to employees. Given the interest we have received thus far, the market is ripe for a multi-building park targeted toward small and mid-range users looking for flexible designs and zoning.”

REXA, a provider of engineered process control solutions, closed on the Lot 2 parcel to develop a 110,000 s/f manufacturing facility. The second deal is with Indus, which has committed to the Lot 4 parcel for the development of a 70,000 s/f building and seven acres of industrial outdoor storage. Indus, experts in the road and bridge field, partners with roadway leaders by providing industry-leading treatments in pavement and bridge preservation.

“Canopy Drive reflects our ability to identify and execute on complex but compelling investment opportunities, while working in close partnership with town, local, and state officials to bring a project of this scale to fruition,” said Phil Down, VMD Companies. “In a challenging macro environment, the leasing momentum at Canopy Drive validates the strength of the location, the quality of the site, and our team’s disciplined execution of the business plan.”

VMD Companies intends to break ground on Lot 1 in summer 2026, advancing plans for approximately 240,000 s/f of shallow-bay industrial space across two speculative buildings capable of accommodating a variety of users ranging from 20,000 to 120,000 s/f

The Campus at Canopy Drive is strategically located less than two minutes from the intersection of I-495, offering industrial users a wide range of opportunities from warehouse and distribution to high-tech manufacturing and research and development. The property also boasts easy access to major U.S. consumer markets including Providence (1.7 million population) and Greater Boston (5 million population) within a one hour drive.

Phase I included tree clearing and construction of the primary entrance and roadway to the site. Phases II and III will extend access to Lots 1 and 4 and can be activated as needed. Lot 3, a 12.1-acre site permitted for up to 107,000 s/f, remains available. Ownership is flexible and has presented alternative plans for a 30,000 s/f standalone development with +/- 5 acres of pavement.
