Connecticut Commercial Realty has sold a three parcel aggregation of land consisting of 3.33 acres for the construction of a new CVS Pharmacy located on Rte. 32. The site is located directly across Rte. 32 from the recently developed Montville Commons shopping plaza. The firm of Carpionato-LaBossiere Properties, LLC took title to the properties in the name of Montville Realty Partnership, LLC at a total contract price of $1.625 million.
Robert Schwartz of Connecticut Commercial Realty's New London office represented both the Jambor Family Properties, LLC, owner of 1985 Rte. 32 and Timothy Lazuk Trustee for the Estate of Alexander Lazuk, owner of 2005 Rte. 32. Edward Julian, also of Connecticut Commercial Realty, represented Fay Sing Lee, owner of 12 Occum Lane. Frank Milewski of the Norwich office of Raveis Real Estate represented the Carpionato-LaBossiere entity in the purchase of the two Rte. 32 parcels.
The purchaser was represented in the transaction by attorney Glen Carberry of the New London firm of TCORS. Planning consultant, William Sweeney, also of TCORS, represented the buyers in zoning matters. Additionally, Lee was represented by attorney James Tsui of Glastonbury, and also utilized Cadic Exchange Solutions, Inc. of Elmhurst, N.Y. as the qualified intermediary in her 1031 exchange. The Estate of Alexander Lazuk was represented by attorney Harry Heller of Montville, while the Jambor Family Properties, LLC was represented by attorney Warren Miller of Miller & Phillips, of New London.
