Stratford, CT The Forest City Transit Oriented Development (TOD) is now known as 1111 Stratford Avenue Apartment Homes. The 128-unit apartment complex, off of Main St., is minutes away from I-95 and a ½ mile walk from the Stratford Metro-North train station. The project was designed with young professionals in mind, offering 30 studio units, 67 one-bedroom units, and 31 two-bedroom units in an upscale, urban setting with access to educational facilities and restaurants, among other neighborhood amenities.

The project was built on the site of a former Keating Ford car dealership in a heavy commercial use area with pavement covering the entirety of the site. Our Project Team of engineers, landscape architects, planners, and Brownfields remediation experts collaborated to design, develop and construct the five buildings and 178 parking spaces comprising the Avenue Apartment Homes. The team confronted a number of obstacles while planning for and developing the site, including several environmental challenges that required:

• Storm water management to reduce peak runoff rates leaving the site and discharging

             into the municipal drainage systems

• Water quality improvement and groundwater recharge

• Remedial action of several recognized environmental conditions in accordance with the

             Connecticut Remediation Standard Regulations

This residential development has positively affected the town in direct and indirect ways,

resulting in:

• Meeting the town’s sustainability development goals

• Newly landscaped areas (approximately 21% new landscaping)

• Activating the town’s street life by bringing residents to the area

• Encouraging resident spending at local businesses

• Creating full-time jobs and construction-related jobs

• Bringing $15 million of direct construction investment to the area

At present, 1111 Stratford Avenue Apartment Homes draws residents seeking stylish studio, one- and two-bedroom apartment homes that target ENERGY STAR certification and provide easy access to Stratford’s historic town center, shops, and restaurants.
