Davis holds topping off ceremony at 101 Smith Place, Cambridge, MA
Cambridge, MA The Davis Companies (Davis) celebrated the topping off of a new 161,616 s/f class A lab development at 101 Smith Place. The development is one of four buildings that comprise The Quad life science campus, West Cambridge’s newest hub for innovation and creative thinking.
Situated with access to Alewife Station, the property marks Phase II of The Quad’s master plan, which Davis is developing in partnership with Invesco Real Estate, a global real estate investment manager. The project is expected to be delivered in Q4 2023.
“The opportunity to develop a multi-building campus in the City of Cambridge is truly unique, and we are thrilled to add this state-of-the-art class A facility to our 9.8-acre life science park,” said Davis’ chief portfolio management officer Cappy Daume. “Tenants and the community were at the forefront of our campus design process, to accommodate a wide range of companies that value being in Cambridge, require convenient access to public transportation and are looking to attract top-tier talent.”
The LEED Gold-certified life science building includes 15’ to 18’ floor-to-floor heights, high efficiency HVAC systems, surface and below-grade parking, a fitness center, blue bike stations and indoor bike storage. The property will feature move-in ready spec suites and benefits from nearby campus amenities in the growing West Cambridge neighborhood, such as Kendall Kitchen, new bike lanes, outdoor patios and dedicated shuttle services to Alewife Station.
“This project was designed with flexibility, accessibility and creative thinking in mind,” said chief investment officer Quentin Reynolds. “A key element of our investment in delivering The Quad to the Cambridge life science market, 101 Smith Place represents Davis’ commitment to our growing portfolio of life science properties, which are integral to the vitality of the Cambridge science cluster.”
Notable tenants at The Quad include Ginko Bioworks, Civetta Therapeutics, Invaio Sciences, Hyperion and Samsung Electronics Co. Ltd.
Eric Smith, McKenna Teague, and Tess Chandler of CBRE are representing 101 Smith Place as the landlord leasing agents.
