Mattapoisett, MA Developer Winthrop Sargent is working on The Cottages at the Bay Club, an exclusive collection of upscale townhomes, set within the Bay Club, a premier private golf and lifestyle community. Offering a blend of coastal charm, modern design, and convenient accessibility, the development underscores the growing appeal of the South Coast as a preferred residential destination.

The Cottages at the Bay Club consists of 12 townhomes, each 2,680 s/f, coupled with an additional 600 s/f of unfinished space situated within the expansive 625-acre Bay Club, which holds the distinction of being one of two Certified Silver Audubon Signature Sanctuary in Massachusetts. Four homes have been completed, with full development expected by summer 2026. Designed with refined aesthetics and functional elegance, the spacious townhomes feature abundant natural light, thoughtful design, high-end finishes, and views of the community’s golf course, regarded as a “hidden gem” among New England golf courses.

Located on Massachusetts’ South Coast, The Cottages at the Bay Club offer an exclusive residential experience without the congestion of Cape Cod – no bridges, no summer traffic, and no uncertainty surrounding potential construction delays. The region has attracted increased attention for its relaxed coastal lifestyle, accessibility to major metropolitan areas, and rich cultural, recreational, and natural offerings.

This is Sargent’s second community at the Bay Club; in 2019, he developed the Shag Bark Circle village, which consists of 32 homes ranging in size from 1,800 to 3,500 s/f, many of which are directly adjacent to one of the club’s fairways.

“The South Coast’s appeal continues to grow, offering the perfect blend of coastal beauty, accessibility, and relaxed lifestyle,” said Sargent. “We’re thrilled to contribute to this flourishing region with The Cottages at the Bay Club, creating a community that embraces everything that makes this area special – from its rich culture and outdoor recreation to its serene coastal charm. We’re proud to offer a development that provides homeowners with a unique living experience in one of New England’s most desirable locations.”

In addition to Sargent, founder and principal of Winthrop Capital Advisors and former CEO and chairman of the Plymouth & Brockton Street Railway Company, The Cottages at the Bay Club development team includes Steve Lynch, an accredited commercial associate at Coldwell Banker Commercial and Laura Severino, a realtor with Coldwell Banker Residential.
