Exeter Real Estate Holdings, LLC (EREH) has received Master Plan approval from the town of planning board to proceed with a 100 unit, age-restricted community on Ten Rod Rd., adjacent to the town library and Chelsea Park.
Working closely with the planning board and various consultants for both the town and the developer for over 9 months, the company plans a farm village, incorporating a 5 acre, hillside apple orchard, a community garden for its residents, and a small equestrian facility, including a horse barn and 30 acres of grazing pastures. Approximately 70% of the 120 acre site will remain as open space.
Residency in the development will be limited to households in which at least one person is age 55 or older, and children under the age of 18 will not be permitted, which are restrictions that are allowed under the Federal Fair Housing Act. 15 of the homes will be set aside as affordable dwelling units, helping the town meet its obligation to the mandate of the Rhode Island Affordable Housing laws.
In addition to the above-mentioned amenities, the community will have approximately 2 miles of walking trails looping throughout the property, as well as a tennis court and community meeting house.
