Erland Construction selected for new Sunrise Senior Living Community in Newton

Newton, MA Erland Construction, in collaboration with Market Square Architects, has been selected by Sunrise Senior Living to construct a new 108,000 s/f assisted living and memory care community. The five-story, ground-up development will feature insulated concrete form (ICF) exterior walls and elevator shafts paired with a steel structural system to create a durable, high-performance building designed to support resident comfort, wellness, and long-term sustainability. Designed to achieve Passive House certification, the project is anticipated to become one of the largest institutional Passive House-certified projects in the country upon completion.

The all-electric community will include more than 90 thoughtfully designed residences, consisting of approximately 60 assisted living apartments and 30 memory care apartments. Each space is being designed to foster a comfortable, homelike environment with features that support accessibility, safety, and quality of life, including emergency response systems, wheelchair-accessible apartments and common areas, modified showers, and corridor handrails to assist resident mobility.

“This project highlights the importance of thoughtful planning and collaboration when delivering senior living environments that are both highly functional and deeply personal,” said Eric Greene, vice president, senior living group manager at Erland Construction. “We’re proud to continue our partnership with Sunrise and deliver a community that balances safety, comfort, and long-term performance, while creating a welcoming place for residents to call home.”

Residents will have access to a variety of amenities intended to encourage connection, wellness, and relaxation, including lounge spaces, a fitness room, bistro, exterior courtyard, and private terraces and balconies.

The project includes the transformation of the former flagship location of Winston Flowers, beginning with the demolition of the existing two-story building and adjacent greenhouses and the relocation of existing utilities to prepare the site for new construction. Scheduled for completion over a 22-month duration, the development represents the thoughtful reinvention of a well-known property into a vibrant senior living community, prioritizing sustainability, comfort, safety, and community.

“We’re proud to bring Sunrise’s personalized approach to senior living in Chestnut Hill and the broader Newton community,” said Philip Kroskin, head of real estate and SVP investments at Sunrise Senior Living. “This community is being designed to support wellness, hospitality, and longevity while meeting the evolving needs of older adults and their families. As Sunrise continues to grow in thoughtfully selected markets, we remain focused on creating exceptional lifestyle experiences that help residents enjoy longer, healthier, happier lives and advance our mission to champion quality of life for all seniors.”

Sunrise of Chestnut Hill marks Erland’s sixth collaboration with Sunrise Senior Living, reinforcing a strong and trusted partnership built on shared values and a commitment to excellence in senior living construction.
