Fischer Commercial Real Estate brokers 5-year land lease

Monroe, CT Alliance Energy, LLC has entered into a new 5-year land lease with multiple extension options with The Florence G. Knees Revocable Trust for the Buck Stop gas station/C-store on a portion of the property at 456 Main St. The off-market transaction, including the option periods, is valued at $2.564 million. 

Alliance, beginning first with its predecessor-in-interest Buckley Gasoline Distributors, Inc., has occupied the property for over 25 years via a 1992 lease that recently expired. 

Alan Fischer, CCIM, SIOR, of Fischer Commercial Real Estate, the sole broker in this transaction, negotiated the business terms and conditions of the new lease on behalf of the landlord.
