Foncellino Team at Coldwell Banker leases
2,000 s/f former restaurant

1538 Smith Street - North Providence, RI

North Providence, RI The Foncellino Team at Coldwell Banker commercial division listed and leased with an option to buy the 2,000 s/f lease of 1538 Smith St.

The space was formerly occupied for 40-years by Richard Califano, owner of Cal’s Corner Restaurant. The new tenant, Dave Thomas, is a local restaurateur who operates three other restaurants in the Ocean State. Thomas plans on opening Carmine’s Restaurant.

The mixed-use building is located on a corner lot. The building consists of the restaurant space and two residential units. Property upgrades include new heat, electric, roof, windows and vinyl siding. The residential units’ upgrades includes appliances, kitchen and flooring.

The lease includes all the kitchen equipment, tables and chairs and a transferable liquor license.
