Fradkoff of Angel Commercial sells two-story 64 Van Zant St. for $650,000

Norwalk, CT Les Fradkoff, senior vice president of Angel Commercial LLC, a Southport-based commercial real estate brokerage firm, completed the sale of a 4,064 s/f, two-story commercial building on 0.26 acre at 64 Van Zant St. for $650,000 to TGN Van Zant LLC, operating as All Seasons Marine Works.

All Seasons Marine Works offers sales, services and storage of outboard boats in Fairfield County and surrounding areas.

Nathan Gottlieb, sales/Westport general manager of All Seasons Marine Works said, “We are excited to increase our capacity for our growing client base.  This property is nicely located near the public launch ramp in Norwalk and near many marine facilities in the area.  We look forward to making a positive mark on the community.”

The new location on Van Zant Street will undergo renovations to house part of the service, storage and new and used boat sales operation. The second story will be converted into two residential apartments. 

“64 Van Zant is an ideal property for All Seasons to expand their storage and repair business. The residential units are a great way to generate additional income and are in a fantastic location, just across the street from the East Norwalk Rail Station,” said Fradkoff who represented the seller and the buyer in the transaction.
