Godin of Godin Property Brokers completes two sales totaling $1.15 million

Waterbury, CT Ed Godin Jr. SIOR of Godin Property Brokers in Middlebury represented all parties in the $225,000 sale of a 34,000 s/f manufacturing and warehouse facility on 1 acre at 56 Eagle St. The former warehouse facility is well located with access to I-84 and Rte. 8 Highway. The new buyer, 56 Eagle Street LLC, is an investor. The seller was GLN LLC.

In another transaction, Godin Jr. represented all parties in the $930,000 sale of a 10,000 s/f multi-tenant industrial facility on 2.5 acres at 365 Christian St. in Oxford. They also acquired an adjoining 3-acre parcel for $149,000. The modern facility is located in the Oxford Industrial Park near Oxford/Waterbury Airport.

The new buyer, K & W Construction, is relocating and expanded from their current Southbury location and will be utilizing the facility for their offices and warehousing. The seller of the building was Casper Realty LLC a local property owner and former occupant.

Lastly, Godin Jr. has represented both parties in the long-term lease of a 29,500 s/f warehouse space at 562 Captain Neville Dr. in Waterbury. The 85,000 s/f industrial facility is located just off of Interstate 84 at exit 25A near the Cheshire border and is owned by Cornerstone Realty.

The new tenant, The Fulfillment Company, will be utilizing the facility for their warehouse and client fulfillment operations. They are relocating and expanding their business from Cheshire.
