Hannigan of Choyce Peterson negotiates 8,306 s/f lease to Carbon Capture Machine

Trumbull, CT Choyce Peterson, Inc. represented Carbon Capture Machine (CCM) in securing a lease for 8,306 s/f of flex space at 60 Commerce Dr. This transaction involved a flexible office and lab environment, with CCM leasing space ideal for both administrative and lab production functions. Choyce Peterson principal John Hannigan represented CCM in this transaction.

Hannigan had worked with Lance Scott, CEO of CCM, previously completing several real estate lease transactions over the past 30 years for companies where Scott was the CEO. Scott reached out to Hannigan to begin the search for space when CCM was ready to expand. Scott explained that they were seeking a flexible setup in the southeastern portion of Fairfield County which could accommodate both office and laboratory space.

Hannigan immediately researched buildings in Shelton, Trumbull, Stratford, Milford and Monroe that could accommodate both a lab with high ceilings and ventilation and top-tier office space in a location with good access to highways.

After touring many buildings and finding little existing lab facilities, Hannigan uncovered space at 60 Commerce Dr. that was not yet on the market. Hannigan had previously represented the existing tenant and discovered they were vacating their office/lab space. Hannigan quickly set about negotiating a long-term lease for CCM with a competitive rental rate, free rent, abundant office furniture, and lab equipment from the previous tenant, along with multiple signage opportunities inside and outside the building.

“It was my pleasure to work with Lance once again – this time on the successful search for CCM’s new space,” said Hannigan. “What could have been an expensive build-out for lab space was made straightforward by finding the exact pre-built lab/office space CCM needed in a great location with economical lease terms that worked for this innovative company.”

“Hat’s off to John for an amazing job at leading us to a successful conclusion,” said Scott. “He listened and understood our unique space needs and ultimately found us the perfect lab and office configuration. With his expert negotiations, our new lease terms will serve us well as we grow our business.” Scott continued, “Choyce Peterson is the most knowledgeable, committed, and trustworthy commercial real estate partner in Fairfield/Westchester and beyond. They’ve represented my businesses and my referrals for over thirty years. Do yourself a favor and call them if you’re in the market!”

Sean Cahill, Managing Director of Avison Young, represented the landlord, Cambridge Hanover.

This may seem self-serving, and I’ll be the first to admit it. But unlike some of the artificial intelligence tools now reshaping our industry, I am fully aware of my own bias. So, hear me out. The rise of AI in commercial real estate is not a distant threat or a speculative headline.
