HK Commercial brokers sale of Sugerman's Plaza for $7.5 million
HK Commercial Realty Advisors has negotiated the $7.5 million sale of the former Sugerman's Plaza, a 455,000 s/f facility along Rte. 6. Â
HK Commercial principals Edward Horne and Martin Kreiman represented both the seller, Sugerman Equities, LLC, and the buyer, TSC Associates, in this transaction.
Located on 57 acres with parking capabilities for 1,400 cars, the Sugerman's Plaza site is at the signalized intersection of Rte. 6 and Betty Rd. The site itself provides over a half mile of frontage on Rte. 6, off I-81. Â
Presently, Sugerman's Plaza is home to several warehouse tenants, Crown Distribution, LLC, and the Crown Market Center & Flea Market, one of the largest indoor flea markets on the east coast. Additionally, there are approximately 10 acres available on site for retail development.
"The layout and frontage of the site lends itself very well to retail, and, in fact, is one of the only large 'street level' properties in the area, which is a quickly growing industrial and warehousing market within the state," said Horne.
Wallingford, CT O,R&L Commercial has completed the $3.8 million sale of a mixed-use investment property located at 33-39 North Main St. and 24-25 Wallace Ave. in the town center.
