Kaplan Construction begins 2nd project for Madison Park Development Corp.

Boston, MA Kaplan Construction, a WBE general contractor and construction management firm providing comprehensive building programs across Greater Boston, has completed renovations at the St. Botolph Terrace apartment complex and has been retained to begin the rehabilitation and adaptive reuse of a historic building at 2101 Washington St. Both Boston-based projects are owned by Madison Park Development Corporation (MPDC), a leading developer of affordable housing in the nonprofit sector and one of the largest Community Development Corporations (CDCs) in Mass.

Kaplan has begun restoring a 44,000 s/f historic building, formerly the Tropical Foods supermarket, to create 30 apartment units of affordable housing and ground floor retail space. Extensive renovations will be required, including new framing, roof and core area for the elevator and stairwells. As a historic building, the masonry restoration must meet National Park Service standards. The building will receive new windows, new storefront, and new stucco on the exterior of the building. Kaplan will pull all new utilities into the building (gas, water, electric, sewer, etc.) and install new mechanical, electrical, plumbing and fire protection (MEP/FP) systems.

The first floor will house, in addition to the retail space, the building management office, lobby, and bicycle storage closet. Apartments will range from studio to three bedrooms.

The project is the second in the three-phase development of Parcel 10 and the outcome of an eight year effort by the Roxbury community and the city of Boston to bring economic diversity and private investment to Dudley Sq.

Kaplan also recently completed pre-construction and construction services at MPDC’s St. Botolph Terrace apartment complex. Consisting of nine buildings originally built in 1899 and last renovated in 1999, the complex has 52 units ranging from studio to four-bedroom apartments. Interior renovations included new flooring, painting, new common area lighting, and installation of modern life-safety and security systems. Construction also included bathroom, kitchen, and lobby upgrades. Exterior renovations featured repointing, replacing stone lintels and cornices, and repairing minor structural issues related to masonry. Careful consideration was given to staging and phasing as the units were occupied during construction. Over the course of the project Kaplan employed a significant number of construction workers from the local neighborhood (50% Boston residents) in addition to minority workers (64%). Kaplan contracted with 37% MBE and 23% WBE businesses as well. Kaplan worked with Abacus Architects & Planners and Hezekiah Pratt Architecture & Design on this affordable housing project.
