McNamara and Sideleau of Poirier Realty broker two sales totaling $3.05 million

Fitchburg, MA Poirier Realty recently completed two sales totaling $3.05 million. The deals included the following:

• Poirier Realty sold a portfolio of properties for $2.5 million. The properties, at 89 Whalon St., 17 Pierce Ave., 19 Pierce Ave., and 0 South St., included 13,439 s/f of office space with 6 separate tenants. The tenants include 3 doctors/dentists, along with a fitness club, Hertz Rental, and The Most Office Store. Located on the Leominster/Fitchburg line and close to Rte. 2, the properties offered the investor with newer properties with quality tenants and long term leases with escalation clauses. Tom McNamara of Poirier Realty represented the sellers, Whalon Street Realty Trust and Kevin Sideleau of Poirier Realty procured the buyer, Twin City Realty Trust.

• Sideleau represented the seller, Down South Realty LLC and Josef Monette of Local Boston Brokerage LLC represented the buyer, River Street Realty LLC, in the $550,000 sale of 78 River St. A former Agway store, the 18,000 s/f building on 2.4 acres consists of 6,000 s/f office, 6,000 s/f retail, and 6,000 s/f warehouse. The River St. area of the city is undergoing numerous upgrades and is convenient to Rte. 31 and Rte. 2.
