Meeks of O’Brien Commercial Properties sells 67,500 s/f industrial property to DH Property Holdings

Ayer, MA O’Brien Commercial Properties executed the sale of 6 Willow Rd. The 67,500 s/f industrial facility was acquired by DH Property Holdings for a purchase price of $6.55 million.

Located in the town’s industrial corridor, 6 Willow Rd. has connectivity to highways, including Rte. 2 and I-495. The property features a flexible layout designed to accommodate a wide range of industrial users, making it an attractive acquisition in today’s competitive warehouse and distribution market.

The facility is on a 5.9 acre parcel that provides parking and loading capabilities, including 10 dock doors and clear height, enhancing its functionality for warehousing and logistics operations. With its regional location and well-maintained infrastructure, the asset represents a value acquisition for DH Property Holdings as they continue to expand their New England portfolio.

“This transaction highlights the continued strength of the Route 2 West industrial market, where demand for quality warehouse product remains robust,” said Brandon Meeks, associate at O’Brien Commercial Properties, who represented the seller in the transaction.

“6 Willow Road is an excellent building that drew significant interest from investors and end-users alike, and we are pleased to have facilitated a smooth closing with DHPH.”

The sale of 6 Willow Rd. further underscores the firm’s ability to deliver results for property owners by identifying qualified buyers.

DHPH will retain O’Brien Commercial as the leasing agent for the property, which will have 67,500 s/f of warehouse space available. A number of capital improvements will be made to the building, including whiteboxing, dock door replacements, parking lot repairs, etc.
