Nauset completes mixed-use apartment project for Toll Brothers

Belmont, MA Nauset Construction is adding the final touches to The Bradford, the long-awaited mixed-use project that has revitalized Cushing Sq. with 112 new apartments, 38,000 s/f of retail and newly created public open space. The three-building complex was developed by Toll Brothers Apartment Living, a subsidiary of Toll Brothers, Inc. Located at 525 Common St. within minutes of the Waverly Station Commuter Rail and directly on the MBTA 73 Bus Route to Harvard Sq., The Bradford began welcoming residents in June.

“The Town of Belmont was an ideal location for our continued expansion into the Boston metro area,” said Charles Elliott, president of Toll Brothers Apartment Living. “There is a strong demand for mixed-use, transit-oriented, multifamily housing in the inner suburbs of Boston right now, and The Bradford addresses that need.” The development of The Bradford is just the third multifamily development to be built in the town since the completion of Waverly Woods – a 40-unit affordable housing development constructed in 2008. 

Designed by Peter Quinn Architects LLC, the 167,000 s/f mixed-use apartment community fits seamlessly with the character of Cushing Sq. Comprised of the 37,000 s/f Winslow, the 52,000 s/f Hyland, and the 74,000 s/f Pomona – each building has its own unique style. The Bradford offers nine studio, 47 one-bedroom and 56 two-bedroom units, a below-grade parking garage for 202 vehicles (including 101 municipal spaces) and a bike parking and sharing service. An open air plaza was also constructed for the entire neighborhood to enjoy. 

All three wood-framed structures were built above a steel podium composite slab on deck. The façade of the Winslow is clad with brick and fiber-cement shingles; the Hyland’s exterior is comprised of Nichiha fiber-cement panels and siding with brick and cast stone at the lower levels; and the exterior facade of Pomona is a combination of limestone veneer, thin brick, Nichiha panel and precast concrete, crowned with a street-facing backlit clock.

Building amenities feature a rooftop deck with a fire pit area and grills, and a private sundeck with lounge seating and fire pits. Inside, the Bradford offers a resident lounge and library room. Residents also enjoy several tech-forward amenities, including automated package management by Package Concierge, a keyless entry security system called Latch that allows access from a smartphone, and complimentary high speed WiFi provided by Single Digits. Each apartment comes with a walk-in closet, quartz countertops, stainless steel appliances and Symmons fixtures. 

The Bradford is the third multifamily project developed by Toll Brothers Apartment Living in the Greater Boston market to be completed. In 2016, the firm partnered with The Davis Companies on its first Massachusetts project, the 249-unit Parc Westborough luxury apartment community in Westborough. In 2018, The Kendrick, a 390-unit luxury rental community located just off Route 128 in Needham, opened its doors. Construction is now underway on Emblem 120, a 289-unit luxury apartment community in Boston’s northern suburb of Woburn, as well as, The Laurent, a 525-unit luxury apartment community in Cambridge’s Alewife neighborhood.
