200 River's Edge Drive - Medford, MA

According to Preotle, Lane & Associates, developer of River's Edge, 200 River's Edge Drive, the first office building at River's Edge, has been awarded LEED Gold Certification established by the U.S. Green building Council and verified by the Green Building Certification Institute (GBCI). The project team involved included Gensler, The Green Engineer, Shadley Associates, Tetra Tech Rizzo, John Moriarty Associates, AHA Consulting Engineers, Haley & Aldrich and Nangle Consulting Associates.
River's Edge is an inner-suburban, master-planned development. The project's $200 million Phase I includes 200 River's Edge Drive, which is 115,000 s/f, and will include two additional contemporary office buildings for a total aggregate of 410,000 s/f, The Residences at Rivers Edge, a recently completed residential building with 221 luxury rental housing units, the Tufts University Boat House, and an award-winning 10-acre riverfront park.
200 River's Edge Dr. achieved LEED certification from credits for:
* SITE SUSTAINABILITY (including its open space, as highlighted by the award-winning 10-acre Park at River's Edge, and its access to public transportation, as the site is only .4 of a mile from the Wellington MBTRA Station);
* INDOOR ENVIRONMENTAL QUALITY (including the natural light and views for over 90% of the space resulting from the largely column-free design and the continuous window line of seven feet of vision glass and the low emitting materials used in the building's construction);
* ENERGY CONSERVATION (including a high performance building envelope which maximizes visible light for natural day lighting while reducing solar heat gain and a sophisticated Johnson Controls energy management system which maximizes the efficiency of the Energy Labs cooling units);
* WATER EFFICIENCY;
* MATERIALS AND RESOURCES CONSERVATION (including the use of recycled materials in construction); and
* INNOVATIVE and DESIGN PROCESS (including exemplary performances for daylighting, views, and open space).
