Stamford, CT RHYS Commercial brokered the following deals:
• The $4.35 million sale of 59 Danbury Rd. in Wilton. The 32,270 s/f multi-use building is presently fully leased to two tenants, ASML, a manufacturer of chip-making semi-conductor equipment listed on the NASDAQ, which has their headquarters building adjacent to 59 Danbury Rd.; and Building Blocks Learning Center, an early childhood learning center with multiple locations throughout the area. RHYS Commercial brokers Cory Gubner, Christian Bangert and Alex Haendler were the sole brokers. The seller was New York City based Caroline APTS Co. and the buyer was New England Investment Partners, a private real estate investment group with offices in Stamford and Chelsea, Mass.
• The $2.1 million sale of 36 Atlantic St., a 12,150 s/f, three-story mixed-use building in downtown Stamford. The first floor retail space houses Sport Scape, a footwear and apparel store that has been in downtown for over a decade. Greg Romano, Ted Grogan and Haendler were the sole brokers on the deal. The seller was Jole Realty and the buyer was a local investor.
“This is a well located building that gives the buyer in-place income from the retail tenant and the opportunity to add value by leasing the upper floors or converting them to residential units,” said RHYS Commercial broker Greg Romano, who along with Ted Grogan and Alex Haendler were the sole brokers on the deal that recently closed. The seller was Jole Realty and the buyer was a local investor.
“The buyer will find success with this property by realizing the value of the upper floors and the continued desire of tenants wanting to be in the downtown area of Stamford and would prefer a smaller boutique building,” said Romano. “The property is well-situated in the center of downtown Stamford near transportation, restaurants and stores.”
