Rockland Haverstraw completes renovation of 1099 Hingham Street

With more than $300,000 in renovations at the landmark 1099 Hingham St. building, the interior facelift has repositioned the 60,000 s/f building and is expected to attract new tenants to the building's unique first-class amenities in a treed setting. The office space is being marketed by Richard McKinnon, director of brokerage services at The Grossman Companies, Inc., which manages the property for the landlord, Rockland Haverstraw LLC. Approximately 14,871 s/f are available for lease. Jake Grossman, who oversees the firm's acquisitions and asset management, said, "We are committed to maintaining 1099 Hingham St.'s stature as one of the best office buildings on the South Shore. Our upgrades augment its prominent location. Our top priority is to keep our current tenants happy and to attract new ones. We are pleased with the positive feedback about the renovations that we've already received from current and prospective tenants as well as from brokers." The renovation/remodeling project was overseen by Grossman property manager Greg Atteridge. Design was by Beth Smithson of TMD Designs LLC of Northampton, NH, and construction manager was Callahan / Hoffman of Norwell. New artwork for common areas was chosen by Judy Posner. Renovations included remodeling of three lobbies, and four bathrooms, new lighting, flooring, furniture and artwork for the revamped common area seating spaces. Smithson replaced recessed lighting with LED downlighting that heightens light levels while reducing electricity costs. Other improvements include contemporary finishes, brighter accent paint colors, textured wallcoverings, smoother, more reflective ceiling tiles, painted woodwork, and new paintings and sculptures - all designed to provide visual 'punch,' Smithson said. The 60,000 square-foot building is home to several iconic names including Konica Minolta, UBS Financial Services, Cutter Associates, NTT Data (a division of one of Japan's largest telecomnmunications companies), and Great American Insurance Company (GAIC). McKinnon says that, in addition to the recent improvements, 1099 Hingham Street is attractive due to its central South Shore location at the junction of Rtes. 3 and 228; ample free parking; and easy access to Boston and Cape Cod.
