Sales Gallery opens at Cathartes and Chinburg’s 44-unit The Maris development

Portsmouth, NH The Maris has officially opened its Sales Gallery at 35 Green St., marking the public launch for the planned 44-unit residential development. Located adjacent to the future site of the residences, the gallery introduces buyers to a limited collection of waterfront homes now available for purchase in one of New England’s most desirable coastal cities. The Maris is a collaboration between developer Cathartes, builder Chinburg Properties, and Boston-based architecture and interior design firm Embarc, with sales exclusively represented by The Collaborative Companies.

Designed as a fully immersive experience, the Sales Gallery brings The Maris to life through curated interiors, finish selections, and floor plan options across a collection of one- to three-bedroom residences. Members of the development and sales team are on hand to walk prospective buyers through current availability and early purchase opportunities — a critical window in a market where new luxury inventory rarely comes to market.

“The opening of the Sales Gallery is the moment the market gets to see what we’ve been building toward. The response from buyers who’ve had an early look has been strong, and that’s a reflection of how little inventory exists at this level in Portsmouth right now. What makes The Maris truly special is how rare this opportunity is: waterfront living, in the heart of the city. There is simply nothing else like it on the Seacoast,” said Sue Hawkes, managing director, The Collaborative Companies

Situated along the Piscataqua River, The Maris is Portsmouth’s only waterfront condominium community with a private dock and concierge, steps from downtown yet removed from it in the way that only a true waterfront address can be. Residences are appointed with designer finishes throughout, including premium white oak cabinetry, calacatta countertops, and luxurious marble bathrooms, with private outdoor spaces offering sweeping views of the river, North Mill Pond, and Portsmouth’s historic rooftops. Residents of The Maris enjoy a thoughtfully curated amenity program designed to support an effortless, active coastal lifestyle. A dedicated concierge team anchors the experience, complemented by a resident lounge, fitness center, and yoga and pilates studio. For those who work from home, a private conference room offers a quiet alternative to the living room. Outside, the community’s dock, Riverwalk connection, and water sports access put the Piscataqua River at residents’ doorstep, with bicycle and kayak storage for those who prefer to explore by land or sea. A pet spa, private storage options, and the neighboring AC Hotel round out an offering that attends to every detail of daily life, leaving little reason to venture far from home.

Often referred to as New England’s crown jewel of the coast, Portsmouth is a city celebrated for its storied maritime heritage, thriving culinary and arts scenes, and a rare combination of historic character and modern sophistication. Landmark destinations from Strawbery Banke Museum to the city’s acclaimed restaurant row have long drawn visitors from across the region, while a wave of boutique hospitality, gallery openings, and waterfront development is now capturing national attention. Long a weekend escape for Boston-area tastemakers, Portsmouth is increasingly attracting a new class of full-time residents seeking an elevated, year-round coastal lifestyle without compromise.
