Shawah of Baldwin Pearson closes $1.25m mixed-use sale of 2032-2038 Main St.

Bridgeport, CT Baldwin Pearson & Co., Inc. facilitated the sale of 2032-2038 Main St., for $1.25 million. The transaction involved two adjacent mixed-use properties located along one of the city’s primary commercial corridors.

The sale was exclusively represented by Daniel Shawah of Baldwin Pearson & Co., Inc., who oversaw the marketing and negotiation process on behalf of the seller.

The properties, which require substantial renovation and capital improvements, attracted investor interest during the marketing campaign. Despite the value-add nature of the assets, the properties ultimately traded for nearly full asking price, highlighting continued demand for well-located redevelopment and repositioning opportunities throughout the Greater Bridgeport market.

“Investors remain highly focused on acquiring assets with meaningful upside potential,” said Shawah. “Properties that offer a clear path to value creation continue to generate strong competition, particularly when located in established urban corridors with long-term growth potential.”

Baldwin Pearson launched a comprehensive marketing effort shortly after being engaged by ownership, generating interest from local and regional investors seeking mixed-use and redevelopment opportunities. The transaction closed in less than 90 days from the start of marketing.
