Shawmut Design and Construction celebrates topping off of Harvard University housing building at 100 South Campus Drive

Boston, MA Shawmut Design and Construction, a leading $2 billion national construction management firm, completed the topping off of 100 South Campus Drive, a mixed-use project that will create sustainable housing for the Harvard University community alongside public spaces. The project is part of a larger transformation of 175 North Harvard St., which includes the new home for the American Repertory Theater (A.R.T.).

The 100 South Campus Dr. project team includes design firm Marvel Architects, with Northstar Project & Real Estate Services serving as owner’s project manager. Upon completion, the building will feature 276 residential units to provide needed housing for the Harvard community, along with public-facing amenities. Designed with sustainability at the forefront, the building is set to achieve both Passive House and Living Building Challenge certifications.

“The topping off of 100 South Campus Dr. is a milestone moment for both the Harvard and Allston communities,” said Kevin Sullivan, executive vice president of Shawmut’s New England Region. “We’re proud to partner with Harvard on this transformative project, delivering critical sustainable housing and public spaces. Together with the new home of the American Repertory Theater, the reimagining of 175 North Harvard St. will establish a dynamic, sustainable live-play hub for the community.”

"This is an important project milestone and it is exciting that additional housing for University affiliates is one significant step closer to completion. This will help relieve pressure on the local housing market and contribute positively to the vibrancy of the neighborhood,” said Justin Stratman, managing director of Harvard University housing & real estate.

"Topping out is a celebration of the skills, efforts, and dedication of all the workers and tradespeople who fulfill our designs," said Dennis Vermeulen, partner at Marvel. "Marvel is thrilled to join Harvard University, HUH in honoring our builders."

100 South Campus Dr. will emphasize eco-friendly transportation with 250 sheltered bicycle spaces and 75 automobile parking spaces. An elevated ground floor, integrated stormwater management systems, and natural irrigation methods create a campus environment that prioritizes sustainability and community well-being. Tree-lined streetscapes, a residential courtyard connecting the A.R.T. and 100 South Campus Dr., and green gathering areas offer spaces for community interaction while enhancing urban connectivity. The building incorporates triple-glazed windows, an optimized window-to-wall ratio, and double-height glass enclosures to foster energy efficiency and a sense of connection to the surrounding area. The project reflects a careful balance between modern campus needs and the surrounding Allston neighborhood, ensuring it seamlessly transitions into its low-rise setting.

Located alongside the new A.R.T., another Shawmut project, 100 South Campus Dr. will further transform the area into a hub that fosters community connections and advances sustainability goals. The A.R.T. is also designed to achieve Living Building Challenge accreditation, featuring adaptable performance spaces including two stages, extensive rehearsal facilities, a spacious public lobby, and an outdoor performance yard.
