PCI Medical, Inc. will occupy the space. PCI manufactures specialized vapor control systems used in the healthcare industry to protect healthcare workers from exposure to toxic vapors created during the sterilization of invasive medical instruments. The sellers were Robert and Eleanor Champion. Stratton was the sole agent in the transaction. Robert Larson of Old Saybrook was the attorney for the seller, and Michael Dowley of Middletown was the attorney for the buyer.

The buyer, Dunkin' Donuts, was placed there on a remodel to suit by Bill Clark, senior vice president, and had a 10-year lease with an option to purchase. The option has now been exercised in the 8th year of the lease for a purchase price of $650,000. The 2,500 s/f space was formerly a bar and grill which was converted to a Dunkin' Donuts restaurant in 2003. The landlord/seller was Stephen Berman. Clark was the sole agent in the transaction.
