The architecture, art and advisory firm Svigals+Partners is designing two major mixed-use projects for downtown.
Both projects are for the successful developer Centerplan Development Company of Middletown, Conn. The projects include the following:
* Route 34 West: This project in the middle of the Rte. 34 connector, adjacent to downtown New Haven, "will assist in the revitalization efforts in downtown New Haven, securing 300 permanent jobs in the city," according to Centerplan. The 190,000 s/f development will include a new headquarters building for nonprofit Continuum of Care and will also feature a pharmacy, a restaurant, medical office space and retail shops, as well as a parking garage, all on an undeveloped 5.5-acre parcel. Svigals+Partners notes that the incorporation of living wall elements, native flora for landscaping, and a pedestrian-friendly environment will enhance the neighborhood's quality of life.
* College & Crown: Planned to serve as a one of the premier residential developments in downtown, College & Crown is located at the nexus of the area's primary entertainment district, Yale University, and New Haven's major retail corridor. Plans include 160 luxury apartments ranging from studios to two-bedroom units with top-of-the-line finishes such as granite countertops and stainless-steel appliances. On-site amenities will include parking, a fitness center, two rooftop courtyards, an attended front desk with concierge services, a clubhouse, on-site storage, bike storage, parking, and a hotel-quality lobby. About 20,000 s/f of retail space on the ground floor will accommodate white-table-cloth restaurants, fashion boutiques, and neighborhood uses.
