Tishman Speyer secures 149,155 s/f in lease expansions at 125 High St.

Boston, MA Tishman Speyer has completed lease agreements totaling 149,155 s/f at 125 High St., its 1.5 million s/f office campus in the city’s Financial District.

Tishman Speyer recently completed a transformation of its 125 High St. campus, which encompasses three distinctive towers connected by a central atrium lobby. Tishman Speyer has introduced a full suite of new and enhanced amenities, expanded coworking and event spaces, and hospitality-inspired lobbies and common areas. Its reimagination of the campus has cultivated a vibrant work environment that continues to attract top companies.

“Exceptional environments are never static, which is why we continue to invest in amenities, hospitality, and the overall customer experience to strengthen 125 High St.’s appeal to leading companies,” said Jeff Moore, managing director at Tishman Speyer. “These renewed and expanded commitments reflect that dedication to delivering superior workplaces.”

Tishman Speyer’s recent lease agreements include:

• A 5,740 s/f expansion with MG+M The Law Firm to grow its headquarters to 44,580 s/f. The law firm also signed a 10-year extension to maintain its presence at 125 High.

• A nine-year lease extension with William Blair, recognized for expertise in investment banking, investment management, private wealth management, equity research and institutional sales and trading. William Blair will maintain its office at 125 High across 20,115 s/f.

• A three-year extension with asset manager Breckinridge Capital Advisors to maintain its 16,460-s/f headquarters.

• Tishman Speyer signed lease extensions and expansions with two long-term customers at 125 High, totaling 68,000 s/f.

All Tishman Speyer customers and their guests have access to ZO, the firm’s global amenities network. At 125 High, that includes partnerships with local businesses ranging from wellness and fitness operators to F&B retailers, as well as an onsite licensed aesthetician and masseuse. ZO also partners with Boston media company Allen & Gerritsen, which is located at 125 High St., to give customers access to state-of-the-art podcast and film studio space.

The campus’ ZO Clubhouse features adaptable workspaces, lounge areas and an expansive, thoughtfully landscaped rooftop terrace with views of the Seaport and surrounding neighborhood. Tishman Speyer also offers ZO Fit, a newly-expanded fitness facility, as well as Studio Gather on-site conferencing facilities.

Tishman Speyer enhanced the office lobbies at the base of 125 High St. via new seating plans, a sound system playing curated music, and the introduction of a golf simulator just off the main atrium. Additionally, a quiet area has been created to give customers a place of calm at the base of the campus.

125 High’s central atrium lobby is lined with contemporary retail spaces including a new location of golf retailer Club Champion and Tatte Bakery & Café. It is surrounded by the Financial District’s array of restaurants, retailers and cultural institutions, as well as mass transit options.
