Treeco acquires Back Bay retail portfolio on Newbury Street

Boston, MA Treeco, a privately held real estate investment, ownership, and management company based in Englewood, New Jersey, has acquired its acquisition of a premier portfolio of retail and mixed-use properties located along Newbury St. and Massachusetts Ave. in the Back Bay.

The acquired properties include visible retail and commercial assets in one of the most established urban retail corridors. In addition to the Massachusetts Ave. and Newbury St. corner property at 375 Newbury St., Treeco also acquired interests in properties including 108 Newbury St., 292–296 Newbury St., and 304 Newbury St.

The transaction marks Treeco’s strategic return to the Boston market and reflects the company’s long-standing strategy of acquiring high-quality retail and mixed-use properties in dense, high-demographic, high-barrier-to-entry locations along the Northeast Corridor.

“This acquisition represents a strategic return to the Boston market, and we are excited to invest in Back Bay through these premier retail assets,” said Andrew Fish, managing member of Treeco. “Newbury Street is one of the premier retail corridors in the United States, with exceptional pedestrian traffic, strong surrounding demographics, and long-term barriers to entry. We believe these properties represent irreplaceable real estate in a market that continues to attract leading retailers and consumers alike.”

Located in Boston’s Back Bay neighborhood, Newbury St. is widely recognized as one of the country’s leading urban retail destinations, known for its mix of high-street retail, national brands, local boutiques, restaurants, cafés, galleries, and service-oriented tenants. The acquired properties benefit from strong foot traffic, proximity to the Prudential Center, Copley Sq., Massachusetts Ave., the Hynes Convention Center, the MBTA Green Line, and some of Boston’s most prominent residential, academic, cultural, and commercial institutions.

The Massachusetts Ave. and Newbury St. corner property sits adjacent to Samuels & Associates’ Lyrik mixed-use air-rights project and is home to Room & Board. The 39,000 s/f property underwent extensive renovations in 2014, including a four-story addition, a new façade, and the addition of a second-floor terrace.

The portfolio acquisition comes amid continued institutional and private investment activity along Newbury Street, underscoring the corridor’s enduring strength and scarcity value. Recent transactions in the area have included significant acquisitions by national and institutional owners, further demonstrating investor confidence in the long-term fundamentals of Back Bay retail.

“For more than four decades, Treeco has focused on owning and operating well-located properties that serve their communities and stand the test of time,” said James Shmalo of Treeco. “This acquisition fits squarely within that philosophy. These are not commodity assets. They are part of the fabric of Back Bay, and we are grateful for the opportunity to steward them for the long term.”

Treeco’s portfolio includes retail, mixed-use, residential, medical office, and industrial properties across New York, New Jersey, Pennsylvania, and Massachusetts. The company’s core portfolio has historically emphasized everyday retail and grocery-anchored shopping centers, while also including select urban and mixed-use assets in high-density markets.
