Vidal/Wettenstein co-brokers two property sales for $4.39 million

283 Indian River Road - Orange, CT

Orange, CT Vidal/Wettenstein & Colonial Properties co-brokered the sale of an industrial property located at 283 Indian River Rd. The property, which is 22,090 s/f on 2.5 acres, has sold for $2.090 million or $94.61 per s/f. The building is occupied by Kelvion Corporation and a boiler parts business. The seller was PTNT Properties, LLC and the purchaser is HIS Group, LLC. Gus Eliopulos of Colonial Properties represented the buyer and Bruce Wettenstein, SIOR and managing partner with Vidal/Wettenstein of Westport was the listing broker. Peter Ambrose of Ambrose & Strazza LLC was the seller’s counsel.

8 Forest Parkway - Shelton, CT

In another transaction, industrial property at 8 Forest Pwky. in Shelton, Conn., has sold. The former owner, Pemburn Partners, LLC has sold the property to Wood Grain Carpentry. The sales price for the 15,550 s/f building on 2.75 acres was $2.3 million dollars, or under $148.00 per s/f. The building had formerly been the home to Corporate Mailing which had downsized and relocated to a smaller space in Shelton.

Wood Grain Carpentry is a specialized woodworking company that creates high-quality, handcrafted pieces for residential spaces. Operating since 2014 in Derby, their goal is to craft unique pieces that fit a space and enhance its warmth and character.

Wettenstein represented the sellers, and Samuel Crampton of O,R&L Commercial represented the purchaser.  Attorney for the seller was William Zorzy of Trumbull.
