Jonathan is co-founder and CEO of The Square Foot, an online tool for commercial spaces that started in Houston and has expanded to Austin, Dallas and New York City. Tenants and tenant reps use the application to locate new space. The average demand for space is two to ten thousand square feet for users of The Square Foot. The group founders came together after a few of them had in the real estate market and a few others saw a specific need to help them locate space for other projects. Available space is added to the app by landlords and property managers. Jonathan also spoke a bit about moving the company from Texas to New York. Nick Romito is the Founder and CEO of View The Space, based in New York City and San Francisco. View The Space is a leasing and portfolio management platform that started about two years ago for brokers, asset manager and portfolio managers. Nick shared that View The Space was started after it was noticed that approximately 90% of the listings didn’t have pictures or a video. They now have the largest library of commercial property videos in the world. These videos give a feel like you are walking through the property and identify key features, instead of the standard 360 videos that are used elsewhere. They have recently added an analytics feature to track all the commercial, industrial and retail space that you might be working on. View The Space is in 35 markets across the US right now and looking into international expansion to Australia and Singapore. This week Rick and Eric interviewed Mike Musto, president and CEO of U.S. Pavement Services in their second segment. U.S Pavement Services was started in 1985 and does sealcoating and paving nationally. Mike attributes a large part of his success to acquiring the phone number 1-800-PAVEMENT, 1-888-SEALCOATING and a number of others and being able to subcontract to local contractors based on region across the country by using geo-routing. Mike also shared that he started a campaign to buy only American made products, which helps the national economy and workforce and has become a successful marketing campaign for U.S. Pavement Services. The newest passion for the company is a pledge to hire veterans which came about after helping to coordinate a game with the Wounded Warrior Project at Fenway Park. The third segment continues with an interview with Brian Burke, partner for Buck-A-Plan. Buck-A-Plan is a subsidiary of Universal Copy which caters to traditional copies and industrial blueprints. Buck-A-Plan was started three years ago as a way to utilize services via e-commerce functionality from anywhere in the country, and as long as it’s one of their three standard sizes, plans are a dollar. Technology has changed so much in recent years, moving from the old blue plans that needed to go through multi-step development to standard black and white printing that it opens the market for less expensive and more efficient processes. This week, Rick and Eric discussed both recent and upcoming events in their first segment. Eric and Rick reflected on their 4th of July weekend. Eric talked a little about fireworks on the 3rd as inclement weather kept everyone indoors on the 4th. Rick enjoyed his time in Rockport with family over the weekend. They talked about about their busy schedules in June – NEBFM, Cocktails and Conversations Northern New England and the Rhode Island Realtors Conference and Expo. Rick and Eric interviewed Meredith Keach and Stephanie Weinstein of Coldwell Banker in Easton. They discussed residential real estate and the how those transactions tend to be more emotional than commercial real estate and more often than not, men tend to take the selling process harder than women. Meredith shared that market value is rebounding and it’s a great time to buy. Eric asked whether they see people touring houses just to be nosy and to get snacks – and both Meredith and Stephanie dissuaded that theory. However, they did share that occasionally people will get territorial about homes they want to put an offer on. Stephanie and Meredith shared anecdotes about their most memorable home sales as well as how they approach staging homes to get the best reception. The third segment continues with an interview with Thomas Astore of Rodman & Rodman PC. They are a general accounting and tax firm that has found a new niche in the green market within the past few years. Rodman & Rodman helps solar companies, farms and other green companies with green tax credits on the local, state and federal levels. This week, Rick hosted the show from Cocktails and Conversations Northern New England at Sheraton Portsmouth Harborside Hotel in Rochester, NH. In the second segment, Carlton Cooper of Eldorado Stone was the next interview with Rick. Carlton was happy to see two hundred or so people in attendance at the event, and Rick thanked Carlton for all his assistance in coordinating the event. Eldorado Stone is architectural stone veneer company that has been in business for 40 years. The third segment continues with an interview with the Mayor TJ Jean of Rochester, NH. He feels that Rochester is a supportive environment that will allow new and existing companies to grow. The City of Rochester has multiple parcels of land that are ready for development. The mayor shared that many industrial companies have come into the area recently and that there is a resulting residential development need. Chris McInnes of Joseph Properties joined Rick for an interview as well. He discussed an existing rezoning effort that he is working on, which has been in the works for 3-4 months. Rick was joined by Dave Barrett, the president of IREM in the fourth segment. Dave discussed adding new members to the organization and his involvement in NEBFM on June 18-19. This week, Rick and Eric hosted the show from NEBFM 2014 at the Boston Convention and Exhibition Center in Boston, MA. Eric started NEBFM by participating in a social media panel at the conference along with Susan Shelby of Rhino PR and Tom Palange of JC Cannistraro. Eric and Rick discussed on recent and upcoming events. Cocktails and Conversations Northern New England was a huge success with over 150 people. The following day they attended an IREM event -- where many people earned new designations. In the second segment, Rick and Eric spoke to John Picard, president of NEREJ. This is the 9th annual NEBFM show and John was excited to share information on the newspaper spotlight that NEREJ produced to accompany the show. Tom Palange of JC Cannistraro then joined the show. Tom discussed the social media and PR panel that he moderated as well as spoke about exhibiting at the show. Cannistraro is a family owned mechanical engineering company that has been in business for more than 50 years. Karen Chesney, account manager for SEA then had her interview. SEA is a commercial hygiene company and Karen shared with Rick and Eric that paper towels are much more hygienic than air dryers in bathrooms. All products available through SEA are produced in the United States! The third segment continues with an interview with Amanda Hinson, marketing coordinator for Rogers Electric. This is Rogers Electric's first year at NEBFM, and as they do a lot of big box installation work, they are hoping to see what else might be available in the healthcare, retail and education markets. Crystal Klein and Katie Wellman emergency service sales associates of Atlas Oil Company were the next to stop by to speak with Rick and Eric. They led a presentation on emergency preparedness and continuity of operations at NEBFM. Continuity of Operations is a preparedness plan that will keep the business and services from interruption following a disaster. Gary Warren, senior account manager of New England Office Supplies was the next to join Rick and Eric on the show. Gary discussed how NEOS will make suggested sales on your office's ongoing needs as well as set up long term pricing on most frequently used items. Mike Radice, executive director of Syndicate Services was the last interview of the day. Syndicate Services was founded to help owner/operator in the real estate industry transition from paper based to electronic systems. Mike shares that transitioning to cloud based systems tends to reduce paper usage by 30-50%. Eric had a solo interview with James Mackey of Wessling Architects. Wessling is a full services architectural firm that has been in business twenty years. James enjoyed the show and welcomed everyone to contact Wessling Architects in Quincy with their needs.
