Map of Western Massachusetts

The Westmass Area Development Corporation (Westmass) is an experienced regional, private not-for-profit industrial and business development corporation created to promote and assist business growth in western Massachusetts. Westmass accomplishes these goals by developing properly zoned and fully permitted industrial park land resources at the cross roads of New England in the Knowledge Corridor.
Westmass has been successfully developing industrial and business park resources for close to 50 years and as a result today it has the most experienced and knowledgeable staff available to assist companies seeking a prime western Massachusetts business location. Westmass provides site selection information and analysis, utility evaluations, comprehensive permit management, and expedited closings.
Westmass currently offers over 200 acres of master-planned, industrially zoned and pre-permitted land resources in four active mature park locations. All four park locations have utilities and infrastructure in place and have exceptional access to the interstate highway system and western Massachusetts' talented and skilled workforce.
Westmass is an affiliate of the Economic Development Council of Western Massachusetts and a significant partner in the coordinated "one-stop shopping" approach to industrial development in western Massachusetts.
If your company is growing and expanding and you are looking for an exceptional opportunity in western Massachusetts, Westmass can help with just one call.
Available Land
All Westmass Parks are fully serviced with roads, water, sewer, electric, natural gas, and telecommunications. They have also undergone state and local permit reviews. This means that, upon submittal of site plans, the time frame for approval of a project is measured in days, not months.
The following parks currently have available land resources:
Chicopee River Business Park
Located at the intersection of I-90 (Exit 6) and I-291/91, Chicopee River Business Park has large and small sites available for office and manufacturing users. It also has two shovel ready sites remaining.
Hadley University Business Park
The Hadley University Business Park is located less than a mile from the University of Massachusetts at Amherst in Hadley with an extensive offering of amenities such as hotels and retail centers close by. Hadley boasts one of the lowest property tax rates in the state.
Deer Park Industrial Park
Deer Park is located on the Massachusetts/Connecticut border in East Longmeadow. As in all Westmass parks, deed restrictions control the design and maintenance of properties to assure you of a quality park location for your business.
Agawam Regional Industrial Park
The Agawam Industrial Park is now home to 33 businesses that employ more than 2,000 people. A number of development opportunities still remain.

Getting Started
It's easy when you have the professional support of Westmass' staff. Westmass becomes your project's advocate and proponent; we are there with you every step of the way.
Step One - Talk with us; we are experts at listening. Tell us your business needs and what is important to the success of your business.
Our staff will take the information you provide and use it to identify specific sites within our parks for your evaluation. Our staff will develop detailed conceptual site layout plans for each of the sites being considered. It is then up to your company, your team, or you, to decide which of the sites is most desirable.
Step Two - As Westmass and your company proceed toward closing; you will be working with the contractor of your choice to prepare and finalize all necessary plans. This is an exciting step where your company's ideas, concepts, and requirements begin to turn into reality.
Step Three - The permit process. Unlike other experiences you may have had in the past, your company will not have to "go it alone". Westmass and its staff are your project's proponents and as such we will work with your contractor to help get the permits you need to break ground. We will manage the entire process for you and your contractor. Westmass will schedule the necessary meetings, attend those meetings and help get your permits in the shortest amount of time.
Step Four - Smile, it's time for the groundbreaking ceremony. It has been that easy for well over 100 companies that are in our parks today.

These are the basic steps that comprise the process that leads to the construction of your new building in any of our parks. While this summary may seem like an over simplification, our success lies in thorough and exceptional preparation.
