Steve Witten and Victor Nolletti of New Haven-based Marcus & Millichap Real Estate Investment Services were the sole brokers in the sale of South Park Apartments for $3.181 million. South Park Apartments is a 59-unit residential apartment community located in the central portion of Manchester.
The site is improved with five detached buildings completed in 1967. 37 Charter Oak St. contains 20 apartment units within a single building; 55 Charter Oak St. consists of a three family dwelling; and 59 Charter Oak St. contains 36 apartment units within three buildings. The complex contains 35 one-bedroom units and 24 two-bedroom units. Each unit contains a galleystyle kitchen. Each full bathroom contains three fixtures including tub with shower, fiberglass or tile walls, water closet, and sink with vanity and exhaust fan. Heat and hot water are provided by gasfired central boilers.
The seller was HMP Properties, Inc. which was represented by Halloran & Sage LLP and the buyer is South Park LLP which was represented in the transaction by Rome, Clifford, Katz & Koerner, LLP.
