South Coast Improvement completes $1.7 million restoration/renovation

Providence, RI South Coast Improvement Company, a design-build general contractor serving New England and the Mid-Atlantic states, recently finished the restoration and renovation of an historic office building, 32 Custom House St. in downtown.

The project featured the conversion of the historic office building, which was built in 1875, into 11 apartment units and street-level commercial space. Work began on the $2.1 million dollar project began in first quarter 2016 and was completed in December 2016 – under budget at $1.7 million.

“The renovation/restoration was completed in full compliance with the codes established by the Providence Historical Society,” said Tom Quinlan, president of South Coast Improvement Company. “Ordinarily, compliance with codes can drive the cost of a project up. Our experience with projects of this nature enabled us to come up with a plan and design that not only met the codes but saved significant dollars for the client.”

The project started as a gutted building with fire damage, and was all-inclusive from start to finish. Some of the items addressed included: historical restoration of exterior masonry; new fire escape construction; all new electrical service and fire alarm into space; and all new HVAC system throughout.
