Best New Workplace (> 50,000 s/f):
Cambridge Associates, Boston, MA
Packard Design (Interior Design)
Elaine Construction (Construction Management)
Office Resources (Furnishings)
Cambridge Associates, as a leading Global investment advisory company, with Ivy League Clients, non-profits, pension plans, and others, the very nature of Cambridge Associates' work requires extreme sensitivity to the security of Client information. This business imperative necessitated private offices, contrary to the open office trend. Despite this need, Cambridge Associates has a highly collaborative culture. To address this challenge Packard Design worked to provide a restaurant/lounge style vibe that would not only draw people out of their offices, but get them to commune in one of the two, centrally located cafes. Having acquired 170,000 s/f on 7 floors, this distribution of "attractors" was a critically important area of focus. Additionally the program included; a client conference center, interconnecting stair, full-scale production room, training room, research library and showers. This high performance, collaborative environment was delivered in just 11 months, and presents a strong brand image in a subdued, welcoming, and contemporary environment.
Best New Workplace (< 50,000 s/f):
Black Duck Software, Burlington, MA
T3 Advisors (Owner's Project Management)
Spagnolo Gisness & Associates, Inc. (Interior Designer)
Chapman Construction (Construction Manager)
When Black Duck Software, the leading global provider of products and services for accelerating software development through the managed use of open source and third-party code, was looking to expand, they wanted their new 30,000 s/f HQ to support their team-oriented, playful culture. Their new Burlington, MA Offices achieved this mandate through the repetitive use of hexagons throughout the space, which represent in concept the ebb and flow of ideas and people, and in reality how bits of data are organized in a large system and filtered for searching. The hexagon appears on the backsplash in the cafe, conference room sidelights, collaboration zone walls clad in hexagon acoustical tiles, and phone rooms paneled in the same. Movement is achieved through the use of curvilinear elements - a ribbon of white at Reception, a 'Code Wall' that winds from the café and main conferencing area around the core of the office. Collaboration is supported through a diverse range of meeting spaces within the open office floor plan for the HQ's 130 employees, and offers hoteling bench system for colleagues, vendors, and salespeople in need of touchdown work areas. Strong colors, large scale graphics, bold lighting, and duck shelves maintain the brand identity and playful spirit of the company, while the open environment, and wealth of meeting spaces enhance and support their desire to team, collaborate, and problem solve.
Best New Workplace - New Construction:
Liberty Mutual Insurance, Boston, MA
CBT Architects (Building Architect, Interior Design - Cafeteria, Lobby and Conference Center)
Turner Construction Company (Construction Manager)
BR+A (MEP Engineer)
McNamara Salvia (Structural Engineer)
Dyer Brown & Associates (Workspace Interior Design)
Elkus Manfredi Architects (Workspace Interior Design)
Colliers International (Owner's Representative)
Founded in 1912, headquartered in Boston, with over 400 offices nationwide, Liberty Mutual sought to consolidate operations, increase density, collaboration, and energy efficiency through the construction of a new building in Boston's Historic Back Bay. The challenge consisted of sensitively inserting a 22 story structure, with a pedestrian bridge connecting the new facility to their existing campus at 175 Berkley Street, housing 574,800 s/f of office space, a two-story 700 seat cafeteria, and 11,000 s/f of conference space, into the complex urban grid. Working in close collaboration with the City of Boston, the BRA, neighborhood groups, and the Liberty Mutual Team, the design vision pays homage to historic Boston through the use of materials and the massing of the building, while integrating high-performance initiatives and introducing new space standards that address the increasing efficiency of urban office environments and the benefits of a more collaborative work environment. The move to standard 6' x 8' workstations and use of demountable walls represented a significant tide change and provided Liberty Mutual with the desired density requirements for the space, maximum daylight and flexibility, and more team-oriented work zones. The natural stone exterior of the building harmonizes with surrounding buildings and contributes to its LEED Silver Rating as do the highly efficient building systems. The structural glass pedestrian bridge which spans Stuart Street connects the new building to the existing headquarters and draws its inspiration from the c.1897 footbridge in Boston Public Garden. This major undertaking successfully achieved Liberty Mutual' s expansion goals, aesthetically enhancing the neighborhood and strengthening the Massachusetts economy.
Best Practice in Sustainability:
Fraunhofer Center for Sustainable Energy Systems Headquarters Deep Energy Retrofit
Gilbane Building Company (Construction Manager)
Redgate (Owner's Project Management)
Dimella Shaffer (Architect/Interior Design)
As a company focused on sustainability, the retrofit of a 100 year old building to serve as Fraunhofer's living laboratory for R & D was fitting. The Technology Showcase leverages cutting edge energy-efficient technologies, materials, and measures, and offers interactive educational exhibit space in the first floor lobby, designed to facilitate the wide-spread, nationwide adaptation of energy-saving technologies in the commercial and residential sectors. Supported by dozens of manufacturers and construction industry partners who donated energy efficient services, systems, and material's, this showcase features a pilot solar module fabrication line, a dedicated thermal testing laboratory, and extensive characterization and environmental testing resources. This first of its kind facility represents the future of sustainability and is the physical manifestation of innovation within the so named district.
