Atlantic Capital Partners sells Showcase cinema site for $9 million - asset consists of a total of 112,265 s/f on a 13.48-acre site

Randolph, MA Atlantic Capital Partners has completed the sale of 73 Mazzeo Dr., the former 16-screen Showcase cinema. The asset consists of a total of 112,265 s/f on a 13.48-acre site. This super-regional location is situated near I-93 and Rte. 24 interchange, 15 miles south of downtown Boston. The transaction was led by Justin Smith, head of capital markets; David Smookler, partner; Peter Considine, partner; Danielle Turpin, senior associate; and Matt Austin, senior analyst. Atlantic exclusively represented the seller in the transaction and secured the buyer. 

The site’s access and positioning allow ownership with multiple paths forward to reimagine the site. The three-level theatre has been operating since 1997 with 16 screens that accommodate 2,240 seats, and was one of the region’s pre-eminent theatre locations. Smookler said, “For years, the seller operated a highly successful movie theatre chain throughout the region with Randolph serving as one of the chain’s most productive sites in all of New England.”

Positioned along Rte. 139 - a major commercial corridor just off Rte. 24 - the property is also positioned to accommodate a multitude of alternative uses. Smith said, “The site features tremendous infrastructure and access to the communities south of Boston, which will present the buyer with optionality on how they elect to re-envision the site, should they elect to forego the option of simply re-leasing the cinema to another operator.”
