Campanelli Companies lease 101,000 s/f to Steward Health Care System

Campanelli Companies has executed a 101,000 s/f lease at 30 Perwal St. to Steward Health Care System. Campanelli was represented by Taryn Wilson, vice president at Grubb & Ellis Boston. Steward was represented by Robert Griffin and Frank Nelson of Cushman & Wakefield (C&W). "On behalf of Campanelli Companies, I was pleased at the level of interest shown in 30 Perwal," said Wilson. "The property's location, access to local amenities and reputation of the ownership attracted many companies currently in the market for office space. Ultimately, we were fortunate to choose an industry leader, such as Steward Health Care, to occupy the space." Campanelli Construction will oversee the turn-key build out of the 101,000 s/f office space renovation. Additionally, Campanelli will provide exterior upgrades including resurfacing the parking lot, landscaping and various aesthetic upgrades. Architecture will be provided by RKB Architects, Inc. Steward is planning for occupancy in late spring. Acquired by Campanelli as part of its joint venture with Trigate Capital in September of 2010, 30 Perwal St. is located on Rte. 1, one half mile south of Rte. 128 and I-95, and sits on 10 acres of land. "We are very pleased to add Steward Health Care System to our tenant portfolio and provide them with the very best turn-key upgrades," said Daniel DeMarco, partner, Campanelli. Campanelli Companies originally built 30 Perwal Street as a build-to-suit for Analog Devices in 1970, and on February 7, 1996, Analog Devices exercised an option to purchase the property.
