CBRE arranges 17,773 s/f office lease at 5 Greenwich Office Park

Greenwich, CT In a transaction arranged by CBRE, Industrious, a workplace experience company headquartered in New York City, has inked a long-term 17,773 s/f office lease at 5 Greenwich Office Park. The provider of co-working and flexible office spaces for companies and individuals will house its operation on the first floor, which is also the amenities center for the entire eight-building Class A office park owned by Fareri Associates. The lease marks Industrious’ first location in Greenwich.

CBRE’s David Block leads the leasing campaign for the trophy asset.

“Industrious will occupy office space on the central amenities floor that recently underwent a full renovation with a new café, fitness center, private dining and direct access to an outdoor plaza overlooking a pond,” said Block. “These amenities, along with the unique woodland environment of the Park were a huge draw for Industrious, and we believe that the co-working space giant provides Greenwich Office Park with yet another valuable amenity for our tenants.”

“Industrious’ decision to plant a flag at Greenwich Office Park speaks to our commitment to continually reinvesting in the Park,” said Cristian Bilella, senior vice president of Fareri Associates. “We are constantly working to improve the complex on a functional, operational and qualitative basis in order to attract the highest quality tenants.”

Greenwich Office Park is an eight-building office campus totaling 385,000 sq. ft. on more than 20 serene acres of beautifully landscaped land. The complex, one of Fairfield County’s most prominent office parks, blends a dynamic business environment within a natural and tranquil setting.

Distinguishing features include efficient floorplates with low loss factors, operable windows and individually controlled HVAC units. In addition, the campus boasts beautiful landscaping, two freshwater ponds, on-site amenities and strong ownership, which further adds to the appeal of these newly modernized buildings located just minutes from major highways and mass transit.

Greenwich Office Park is home to many financial services firms. Greenwich Ave. and the Greenwich MetroNorth station are less than five minutes by car or the available park shuttle, and the property is only minutes from Westchester County Airport, I-95 and the Merritt Pkwy. In addition, three of the region’s national airports – Kennedy International, LaGuardia and Newark Liberty – are also easily accessible.

Cushman & Wakefield’s Justin Halpern, Steve Baker, Edward Wartels and Benjamin Bouganim represented Industrious in the negotiations.
