CBRE completes sale of 115,000 s/f grocery-anchored shopping center

Wallingford, CT CBRE has completed the sale of Wallingford Fair Shopping Center, a 115,000 s/f grocery-anchored shopping center located between New Haven and Hartford at 846 North Colony Rd. The property, which houses a high-volume ShopRite supermarket, Petco, and a self-storage facility, was acquired by United Hampshire US REIT from Feldco Development Corp. for $21.4 million. 

The CBRE national retail partners team of Nat Heald, Jordana Roet, Connor Scott and Kyle Juszczyszyn led the marketing campaign for the shopping center and represented the seller in the negotiations. The team also procured the buyer. 

“Wallingford Fair saw robust demand from the investor community,” said Heald. “Grocery anchored shopping centers, particularly those anchored by one of the region’s top-performing supermarkets like ShopRite, are currently in high demand. We anticipate that investors will continue to aggressively pursue these types of opportunities throughout 2026.”

Wallingford Fair Shopping Center is positioned in an excellent local and regional location along Rte. 5, off of Rte. 15, a heavily traveled North-South connector highway between Hartford and New Haven, with close proximity to I-91. In addition to ShopRite, one of the strongest grocery operators in Connecticut, the complex also has two major, long-term tenants, including Petco and Extra Space Storage. Wallingford is one of greater New Haven’s most densely populated suburbs and has institutional-quality demographics, with 108,000 people living within five miles.
