Charter Brothers completes Torrington’s 95-unit Sage Portsmouth condominium complex

Portsmouth, NH Torrington’s Sage Portsmouth, a 95-unit condominium complex located in Portsmouth Green off Rte. 1 (Lafayette Rd.), is accepting residence applications, and held a grand opening celebration on Sept. 23, 2025. The complex introduces a housing concept to the city featuring well-appointed residences and amenities with 20% of its units dedicated to meet the needs of the city’s burgeoning workforce.

Sage is on the former Cinemagic movie theater property which Torrington acquired with financing from Needham Bank. Construction was completed in 2025 by the Charters Brothers.

Sales are open and brokered by JD Advisors LLC.

“Torrington is committed to building high-quality residences where people can thrive,” said Torrington principal and CEO Jay Bisognano, “and Sage is a shining example. Our goal is simple; to create a living experience that extends beyond four walls and encourages individuals to feel like they belong to a dynamic, vibrant community.”

In addition to offering the latest in-demand amenities such as dedicated work-from-home space, a pet washing station, electric vehicle charging units and more, 19 Sage units will be offered at pricing designated for Portsmouth’s rising professionals, providing luxury living at an accessible price.

“We made a commitment to help Portsmouth meet the housing needs of a new generation of professionals, such as teachers, nurses, firefighters, police officers and others. We are proud to deliver on that promise with Sage, where there is a place for everyone from experienced executives to those in the early stages of their professional careers,” said Bisognano.

Residences for sale range from 615 s/f to 1,194 s/f and offer a mix of studio, one-bedroom and two-bedroom layouts, with parking. A short distance from downtown and a variety of well-maintained parks and trails, Sage includes an entertainment lounge, fitness center, game room, work-from-home spaces, a second-level outdoor terrace, a bike storage room, a pet washing station, a dog park and more.

The neighboring Portsmouth Green, a premier shopping and residential hub acquired by Torrington in April 2025, offers a mix of high-end retailers, restaurants, fitness centers, entertainment options and more.

With an office downtown, Torrington is a stakeholder in the local market, having developed more than 350 housing units in the city to-date, along with multiple retail and office spaces leased to locally owned businesses at the mixed-use West End Yards development, co-developed with Mount Vernon Company and The Dolben Company, Inc.
